Phase One
Suzanne met the sellers through a friend in the neighborhood who referred her and they hit it off, as they both frequent the same part of The Cape. These sellers had actually had this unit on the market recently with a different Realtor, but it didn't sell. When Suzanne met with the owners, she quickly identified the biggest challenge as the age of the kitchen and the master bath. While the property sits in a desirable location and condo community, it wasn't getting offers; most likely because buyers did not want to take on a remodeling project. The sellers also were not looking forward to managing a construction project, especially since they no longer live in the area and could not easily oversee it. The solution was the Compass Concierge program! This program provided the sellers with the up front costs of the renovations, while Suzanne & Company managed the project for the sellers, including securing contractors and helping with design choices as well. (Compass Concierge is no cost to the sellers. The sellers pay back the funds at closing, with zero fees or interest.) The photos in phase one show what it looked like about 6 weeks ago, before the renovations began.
Phase Two
The next steps were to apply for the program and have the project approved by Compass, which only took a few days. Then Suzanne & Company had some design consultation appointments and meetings with the builders, and the plans were in motion. Cabinets, tile, counters, appliances, and other materials were ordered and the work was scheduled to begin as soon as the new cabinets could arrive. The sellers can have as much involvement as they choose when opting for the Compass Concierge program. In this case, because of our team's knowledge of current design trends, the sellers gave the team free rein to choose what would appeal to the widest audience.
Phase Three
As the project of updating the kitchen and master bath began to wrap up, we coordinated the staging and photos. Becky from our team selected the staging furniture from our inventory, and worked with our moving partners from 3E Moving and Storage to have the items delivered safely, and arranged correctly. She added the finishing touches of paintings, flowers, and throw pillows, etc. so that we were ready for photos and video. Steph from our team arranged the professional photos, video, floorplans and brochure. This home is ready for showings, either in person or virtually.
